Standout Property Media
Terms & Conditions
Last updated: 16 October 2026
These Terms & Conditions apply to services provided by Standout Property Media, operated by Syl Ojalla (“we”, “us” or “our”), to estate agents, businesses, private homeowners and other clients (“you” or “the client”).
By confirming a booking or accepting a quotation, you agree to these Terms & Conditions. Any specific terms agreed in writing for an individual project will take precedence where they expressly vary these general terms.
1. Services and bookings
We provide property photography, interior and architectural photography, floor plans, drone imagery, twilight photography, virtual staging and related services.
A booking is confirmed when the date, property, services and fee have been agreed in writing.
Our prices are based on the information provided at the time of booking, including the property's size, layout, location, access arrangements and services required. If the property or brief differs materially from the information supplied, we will discuss any necessary changes to the fee with you before undertaking additional work.
Any quotation will be valid for the period stated in it. Where no period is specified, we may review the quotation if the scope or circumstances change before the booking is confirmed.
2. Fees and payment
Our fees will be confirmed in a quotation, booking confirmation or current price list. Additional services or work outside the agreed scope may incur extra charges, which will be agreed with you wherever reasonably practicable before the work is undertaken.
Unless otherwise agreed in writing, invoices are payable within 14 days of the invoice date.
We are not VAT registered and do not charge VAT.
For overdue business-to-business payments, we reserve the right to claim statutory interest and eligible debt recovery costs where permitted by the Late Payment of Commercial Debts (Interest) Act 1998 and related legislation. Any charges applied to private consumers will be subject to the applicable contract terms and consumer law.
We may require overdue invoices to be settled before accepting further bookings. Any withholding of image delivery or suspension of further services will be exercised in accordance with the contract and applicable law.
3. Cancellations and rescheduling
If you need to cancel or rearrange a booking, please notify us as soon as possible.
Where a booking is cancelled or rearranged at short notice, we may charge a reasonable fee reflecting the notice given, work already undertaken, non-recoverable expenses and any other reasonable costs or losses directly arising from the cancellation.
We will take the circumstances into account and will not impose a cancellation charge that is disproportionate or otherwise unlawful.
If the property is inaccessible on arrival, access arrangements have not been fulfilled, or the property is not sufficiently prepared for the agreed work, we may need to rearrange the appointment. A reasonable additional attendance charge may apply where justified by the circumstances and agreed terms.
For bespoke commissions, any project-specific cancellation arrangements will be confirmed in writing.
Private homeowners: Where consumer cancellation rights apply, nothing in this section removes or restricts those rights. In particular, eligible distance and off-premises service contracts generally carry a 14-day cancellation period. If you request that work begins within this period, we will obtain the required express request and provide the necessary information about any payment due if you subsequently cancel. Where the law requires acknowledgement that the right to cancel will be lost following full performance, we will obtain that acknowledgement as well.
Different rules may apply to certain contracts and circumstances. We will provide the applicable cancellation information when required.
4. Property preparation and access
You are responsible for ensuring that the property is accessible and ready for photography at the agreed appointment time.
This includes arranging keys, access codes, parking and necessary permissions, and ensuring that rooms and areas to be photographed are reasonably clean, tidy and prepared.
We will use our professional judgement when photographing the property. We cannot guarantee that areas affected by clutter, incomplete preparation, occupants, pets, maintenance work or other circumstances outside our control can be presented as intended.
If preparation or access issues prevent us from completing the agreed work, we may need to omit affected areas, extend the appointment by agreement or arrange a further visit at additional cost.
You must tell us about known hazards, restricted areas, fragile items or other relevant safety considerations before the appointment.
5. Photography, editing and delivery
Photography is undertaken using our professional judgement and in accordance with the agreed brief.
Our standard editing may include exposure blending, colour correction, perspective correction, removal of minor distractions and other adjustments appropriate to the service and agreed photographic style.
Our aim is to present the property accurately and attractively. Photographs may not reproduce colours, lighting conditions or dimensions exactly as perceived in person or on every display device.
Unless otherwise agreed, completed images are normally delivered digitally within 48 hours of the appointment. This is an indicative turnaround, not a guaranteed deadline, and may vary depending on the size, complexity or requirements of a commission. We will advise you if a material delay is anticipated.
The number of images supplied will be in line with the agreed package or quotation. Additional images, substantial revisions, alternative edits or work outside the agreed scope may incur extra charges.
Please notify us promptly if you believe the delivered work does not meet the agreed brief so that we can review the matter.
6. Copyright and image licensing
Unless otherwise agreed in writing, copyright in photographs and other original creative work produced by us remains with Standout Property Media.
Once the agreed fee has been paid in full, we grant the commissioning client a non-exclusive licence to use the delivered images for the agreed purposes, subject to the following provisions.
Estate agents and business clients
For property marketing commissions, the licence permits use of the images to market the specific property for which they were commissioned. This ordinarily includes the client's own website, property portals where permitted, social media, brochures and other marketing materials relating to that property.
The licence does not permit use to market another property, resale of the images, sublicensing to unrelated third parties or use in unrelated advertising campaigns unless we agree otherwise in writing.
If another agent, property owner, developer, publication or business wishes to use the images independently, separate permission may be required.
Private homeowners
For private residential commissions, the licence will cover the uses agreed in the quotation or booking confirmation. Unless otherwise agreed, it is intended for the client's personal, non-commercial use. Commercial publication, promotional use or third-party use requires our written agreement.
General provisions
The licence does not transfer copyright ownership. Any wider, exclusive or extended usage rights must be agreed in writing and may incur an additional fee.
Images must not be materially altered, filtered or edited by you or a third party in a way that misrepresents the property or conflicts with the agreed presentation, including the removal or addition of significant features.
You are responsible for ensuring that any third-party platform or publication permits the intended use of the images.
7. Portfolio use and confidentiality
For commercial and estate-agent commissions, we may use selected completed images in our portfolio, on our website, on social media, in promotional materials or in award submissions, unless a restriction or confidentiality arrangement has been agreed in writing before the shoot.
Please notify us before the appointment of any confidentiality requirements, publication embargoes or restrictions relating to the property or client.
For private residential commissions, we will obtain your permission before publishing photographs of your home in our portfolio, on social media or in other public promotional material.
Any agreed confidentiality or embargo arrangements will be respected.
8. Floor plans
Floor plans are prepared from measurements and observations made during the agreed service. They are intended to assist property marketing and provide a useful representation of the property's layout.
Unless expressly agreed otherwise, floor plans are not architectural, construction, structural or measured building survey drawings and must not be relied upon for building work, structural decisions, legal boundary determinations or other purposes requiring a specialist survey.
Measurements and layouts are subject to the limitations of the access, visibility, equipment and method used. Areas that cannot be accessed or measured may be estimated, omitted or identified as appropriate.
Room labels, dimensions and total floor areas will only be included where agreed and supported by the service provided.
You should check the completed plan before publication and notify us promptly of any apparent errors. We will review and, where appropriate, correct errors attributable to our work.
9. Drone photography
Drone operations are subject to weather, visibility, airspace restrictions, applicable aviation regulations, safety considerations and any required permissions.
We reserve the right to postpone, modify or cancel drone work where we consider it unsafe, unlawful or impractical to proceed. Where possible, we will discuss alternative arrangements or rescheduling.
Drone imagery cannot be guaranteed until the feasibility of the flight has been assessed. Restricted airspace, nearby aerodromes, local restrictions, privacy considerations, access limitations and other operational factors may affect what can be captured.
You must provide relevant information about the property, access restrictions and permissions within your control. We will determine whether the proposed operation can lawfully and safely proceed.
If drone work cannot be completed, we will discuss a suitable alternative, rescheduling or an appropriate adjustment to the agreed fee.
10. Twilight photography
Twilight photography depends on suitable weather, natural light and the property's lighting arrangements.
If conditions are unsuitable, we may recommend rescheduling or adjusting the agreed service. Any additional attendance or change of scope will be discussed with you before further charges are incurred.
11. Virtual staging and digital enhancements
Virtual staging involves digitally adding furniture, furnishings or decorative elements to illustrate how a space might look or function.
Staged images are illustrative visualisations and must not be presented as photographs of the property in its actual furnished state.
Unless expressly agreed otherwise, virtual staging will not intentionally alter the property's permanent architecture, room dimensions, openings, fixtures or structural features.
You are responsible for ensuring that staged images are clearly identified as virtually staged wherever required by applicable law, platform rules or professional standards. Staged images must not be used in a way that materially misleads prospective purchasers, tenants or other viewers about the property's actual condition or features.
The specific brief, number of images, revision allowance and delivery date will be agreed separately.
12. Client responsibilities and permissions
You confirm that you have authority to instruct us to photograph the property and that any permissions required for access and the agreed work have been obtained or will be obtained before the appointment.
You are responsible for disclosing any restrictions on photography, publication or use of images and ensuring that we can access the property safely.
We will take reasonable care while working at the property but cannot accept responsibility for pre-existing damage, defects, unsafe conditions or matters outside our reasonable control.
13. Delays and circumstances beyond our control
We will make reasonable efforts to carry out bookings and deliver work as agreed. Circumstances beyond our reasonable control, including severe weather, illness, equipment failure, travel disruption, access problems, legal restrictions or safety concerns, may prevent or materially affect the service.
Where such circumstances arise, we will inform you as soon as reasonably practicable and discuss an appropriate alternative, rescheduling or adjustment to the agreed service.
14. Liability
We will exercise reasonable care and skill in providing our services.
Nothing in these Terms & Conditions excludes or limits liability where it would be unlawful to do so. This includes liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, and any rights that cannot legally be excluded or limited.
For private consumers, nothing in these terms excludes or restricts statutory rights, including rights relating to services being performed with reasonable care and skill.
Subject to the above and applicable law, we are not responsible for indirect or consequential losses, loss of anticipated profit, or loss of anticipated sales or rental income arising from the use of our services.
Any limitation of liability agreed for a particular commercial commission must be clearly stated in writing and must be fair and legally enforceable.
15. Complaints and corrections
If you have a concern about the service or delivered materials, please contact us promptly at hello@standoutpropertymedia.com, explaining the issue and providing relevant details.
We will review the matter and, where appropriate, discuss a correction, revised delivery or other reasonable resolution.
We aim to resolve concerns constructively and fairly.
16. Changes to these terms
We may update these Terms & Conditions from time to time. The version applicable to a booking will normally be the version in force when the booking is confirmed, unless a change is agreed with you or required by law.
We will not apply a material change retrospectively to an existing confirmed booking without an appropriate basis.
17. Governing law
These Terms & Conditions are governed by the law of England and Wales, subject to any mandatory legal protections that apply to a client. Nothing in this section removes any rights a consumer may have to bring proceedings in another jurisdiction where applicable law permits.
